This cause came to be tried and a decision of even date entered.
In accordance therewith, it is hereby
ORDERED and ADJUDGED that the plaintiffs have established title by adverse possession to the disputed area of land described in the Statement of Agreed Facts submitted by the parties with their Joint Pre-Trial Memorandum, [Note 1] as follows:
The area in dispute is approximately 12 feet wide (from the alleged SRT [Spirit Realty Trust] line), by 185 feet (from the street front to back), for a total of approximately 2,200 square feet The width is slightly narrower, approximately 8 feet, at the street but it then increases to approximately 12 feet due to the angle of the property line.
The said disputed area, predicated upon the foregoing verbal description may be readily depicted on Trial Exhibit 2. Exhibit B, appended by the plaintiff to its Post-Trial Brief, is based upon said trial Exhibit 2 and is reflective of the disputed area as stipulated by the parties.
It is further
ORDERED and ADJUDGED that for the reasons specified in the Decision of even date, the plaintiffs are entitled to no monetary damages on their multiple claims for trespass or nuisance.
