JUDGMENT

Plaintiffs Kevin Blakeman and Brian Blakeman initiated this action on March 26, 2014, to establish ownership of a certain parcel of land located at the stub end of Pinecrest Road in Abington (Disputed Area). Plaintiffs and Defendants, Mark Cellini and Andrea Cellini, each claimed record ownership of the parcel. Two days of trial took place on May 16 and 17, 2016. A decision of today's date has issued. In accordance with that decision, it is hereby:

ADJUDGED and DECLARED that the Disputed Area, shown as "40 ft. Water Easement"on a plan of land titled "Redivision of Land Pinecrest Road Abington, Mass. Made for Lewis Raymond Hughey Scale: 40 feet to an inch. December 8, 1954. Lewis W. Perkins and Son, Eng'rs., Hingham, Mass." (Plan), recorded with the Plymouth County Registry of Deeds in Plan Book 10, at Page 244, is included as part of "Lot C" as shown on the Plan; it is further

ADJUDGED and DECLARED Defendants Mark Cellini and Andrea Cellini hold title to the Disputed Area by recorded with the Registry in Book 11403, at Page 049; free and clear of any claims by Plaintiffs by virtue of a deed to them by deed dated November 16, 2011, recorded in Book 40715, at Page 18; and it is further

ORDERED an attested copy of this judgment, together with Sketch A, referred to in the Decision, may be recorded with the Plymouth County Registry of Deeds upon payment of applicable recording fees.
