For the reasons set forth in the court’s Decision of this date, the decision of the defendant Nantucket Planning Board, granting a special permit to defendant 23 Commercial Wharf J.A., LLC for the expansion and conversion of the existing residential cottage at 23 Commercial Wharf into a “commercial transient cottage” with the public access conditions set forth in the permit, is REVERSED and VACATED.
