JUDGMENT

For the reasons set forth in the Court's Decision of this date, the right of first refusal contained in the December 3, 2006 lease agreement between plaintiff Nicholas Theodorou and defendants John DeFilippo and Patricia DeFilippo for the property located at 12 Central Avenue in Hyde Park in Boston is not in effect and, even if that right of first refusal was still in effect, Mr. Theodorou has not met the material terms of the May 11, 2017 purchase and sale agreement between the DeFilippo defendants and defendant Christopher Lydon. Mr. Theodorou's claims are thus DISMISSED, with prejudice. The Memorandum of Lis Pendens previously endorsed by the court is VACATED AND STRICKEN.

Upon payment of all required fees, a certified or attested copy of this Judgment may be recorded at the Registry of Deeds and marginally referenced on all relevant documents.
